Our cost per sq ft is higher primarily because we pack a lot of features in a very usable but small floorplan. We typically find consumers looking at studio ADUs are very space constrained, and the small building envelope opens up options for buyers with small backyards.
Structure
Ikkon s is about 14% smaller than the average Studio ADUs we analyzed.
While ikkon s is slightly smaller than the average, it does not sacrafice function or form.
The unit was specifically designed to keep transportation costs at a minimum, regardless of where its being installed.And with elegant interiors and open floor plan, the ikkon s is adaptable to a variety of uses without restriction.
Design
We did not find much variation in overall exterior deisgn in this size of ADU. Most including ikkon s were simple understated exteriors.
With some interesting architecural elements in many of the competitors we analyzed, ikkon s remained focused on efficiency.
Our competitors offered everything from pitched gable roofs, vaulted ceiling, asymetrical roof lines, even floor to ceiling walls and doors. All great features.
We just dont feel there is significant value in over the top features for an accessory structure in this size class.
Materials
ikkon s was at the top of the class in terms of materiality. Packed with high end millwork, fixtures, and available upgrades.
We see very similar elements across the size class at first glance, but when taking a deeper look ikkon s clearly stood out with its material selections. Italian made cabinetry, solid surface anti microbial counters with integrated sinks, integrated lighting elements 9 inch wide floor planks, impressive built in storage areas, all led us to feel this model was superior to offerings of others in this size class.
Efficiency
The models across the board offered similar energy efficiency components with their standard packages. The variance appeared in optional upgrades.
ikkon s offers a signifcant array of energy efficiency upgrades. And while these features are great, they are not for everyone which is why they are options.
Available solar, entertainment, energy managment automation, smart home technology, and EV charging with integration into a smart electrical panel make this model a technology leader in the size class.

ikkon 2.2 is simply loaded with standard features. The model can be used as a backyard ADU or Primary Home with 2 luxurious bedrooms and bathrooms, an open great room floor plan, this model feels more like a custom modern space than a tiny home or ADU. This represents tremendous value for those who appreciate its' style and aesthetic.
Structure
ikkon 2.2 is 7% larger than the other 2 bed 2 bath units analyzed. It also featured an additional 360 sq ft of outdoor covered space as an option.
Offering a full line up of defined spaces, 2 ensuites, formal dining area, kitchen island with additional seating, living room area with built in entertainment, a chef's kitchen, custom built in cabinetry throughout the home, large glass doors and windows, frameless interior doors, freestanding tub, the model is a standout in any class and presents amazing value, especially for Mid Century Modern fans.
